BUILDING & MAINTENANCE COMMITTEE
AUTHORITY AND ACCOUNTABILITY:
Authorized by and accountable to the Official Board (0B) of Windsor United Church (WUC).
MANDATE:
The Building & Maintenance Committee has responsibility for the ongoing maintenance of the church building, contents and grounds.
MEMBERSHIP:
Membership is open to members and adherents of WUC. The con-unit-tee usually has 6-10 members, nominated and elected at the Annual Congregational Meeting for a 3 year term (renewable).
Membership will include the church custodian.
It is the responsibility of the committee to communicate with the Trustees of WUC whenever any major repairs or restoration is planned, especially when the cost of same represents more than the Building & Maintenance Committee budget can cover.
FUNCTIONS:
To strive to make our NWTC Mission Statement live through increased involvement in the life of our church.
To provide orientadon to new members of the Building & Maintenance Committee with regard to the duties & responsibilities of the corn-mittee.
To oversee the work of the church caretaker (the caretaker reports to the committee chairperson.

To arrange for snow removal and ice control.
To provide for the maintenance of the church organ and piano @ conjuncdon with the church organist/music director).

To provide long-range planning for major renovations to the church and property. To detennine and arrange for all required repairs and maintenance to the church building including painting, carpets, sound system, heating system, etc. through competitive quotations as applicable.
To attend all meetings of the 0B @l members of the Building & Maintenance
Committee are members of the 0B and entitled to vote at 0B meetings), to report on committee activides, provide input and participate in decisions and receive direcdon from the OB.
To provide inspection of repair work done and approve invoices as required. To prepare a yearend report for inclusion in the Annual Report of WUC and presentation at the Annual Congregational Meeting.
To prepare a budget for presentation to the Stewarts Finance & Education Committee.
OPERATIONAL GUIDELINES:
The committee carries out its activities within the limits of the budget approved for their activiües at the Annual Congregaüonal Meedng or as approved by the 0B at a subsequent meedng. Meed-ngs are held on a monthly basis at the church at a time and date as agreed upon by the members. Additional meetings are called by the chairperson if required to deal with emergencies or items of an urgent nature. An agenda is set out by the chairperson prior to each meedng to serve as a guide for discussion. The method of order for all meedngs is inforrnal with decisions being based on majority vote. Minutes of all meetings are kept by the secretary. They are not normally circulated. Minutes of the previous meeüng are read and approved at the beginning of each meeting.
